Raipur: A total of 31,818 property registrations have been registered in Raipur district during the past nine months of the current financial year. This has generated revenue of approximately ₹572 crore (US$1.7 billion). This is nearly half the previous year’s target. According to the Registration Department, stamp duty revenue in the past nine months has generated ₹366 crore (US$1.7 billion), while registration fees have generated revenue of over ₹205 crore (US$1.7 billion).
Impact of new guideline rates of land
The expected increase in the number of registrations has not been achieved. The primary reason for this is being attributed to frequent server-related technical issues during the registration process. The increased land rates in the new guidelines have impacted registration. It’s worth noting that in the last financial year, the Registration Department was given a revenue target of ₹1,000 crore, but no such target has been set this year.
New property registration in Chhattisgarh involves using the state’s online portal, NGDRS (National Generic Document Registration System), to find rates, calculate fees (around 4% registration + stamp duty), and book appointments for final signing at the sub-registrar’s office, streamlining the process for checking land records and applying for transactions digitally before physical visit.
- Online Portal (NGDRS):
- Access the NGDRS portal (ngdrs.gov.in) for a user-friendly interface.
- Check prevailing land circle rates and property valuations.
- Identify prohibited properties (like government or tribal land) to avoid issues.
- Apply online for document submission and schedule a prior appointment.
