Raipur- Those who have constructed buildings without permission or made alterations against the approved plans have only one month left to regularize their properties. The regularization scheme, in effect for one year from July 14, 2022, until July 13, 2023, allows individuals to rectify their mistakes. The government and the corporation administration are urging people to take advantage of this opportunity before facing strict consequences.
Currently, the Bhilai Corporation has received approximately 3,929 applications for regularization. Of these, 1,035 cases have been resolved, while 1,791 applications are still under review by the Town and Country Planning Department. A staggering 5,000 unauthorized constructions, including residential and non-residential structures, have been identified within the corporation’s jurisdiction.
Himanshu Deshmukh, the building permission officer of the corporation, expects the number of applications to exceed 5,000, surpassing the previous regularization period in 2016. Trained architects conduct site inspections to assess whether the builders have complied with parking space and access road requirements, adhered to floor area ratio guidelines, and maintained proper land use within the properties.
To apply for regularization, applicants must provide information such as electricity bills and property tax records, accompanied by a map prepared by a registered architect or engineer from the corporation. The application form can be downloaded from the Municipal Corporation Bhilai’s official website, along with a checklist of required documents. The website also provides a list of architects available for reference. As evidence of unauthorized construction predating July 14, 2022, applicants must submit relevant documents such as electricity bills and property tax records indicating the construction date.
