Although it has been nearly 25 years since Chhattisgarh was given statehood status, the planned capital city, Nava Raipur, has not seen as much population growth as was expected. The government has announced a new initiative, a project with a similar outcome such as the successful Kamal Vihar project. Very ambitious in nature, this housing and development scheme is named ‘Naya Vihar’, which is named to encourage settlement with residential plots, and essential civic amenities are provided. The regional area will additionally receive the establishment of a new tehsil for the convenience of obtaining land-related services.
Land for development is identified under this scheme as about 436 hectares. Previously acquired plots will be compensated by fully developed plots to former landowners. The remaining government and unused lands will be disposed of to the public on general terms for residential purposes. This is unlike the extremely strict rules of land use in Nava Raipur, where one needs to go through a lengthy process to purchase land and be allowed to use it according to one’s needs.
The planned inclusion of all necessary infrastructure, including roads, schools, hospitals, and water supply, has been made right from its inception, one of the important features of Naya Vihar. The expectation is that this preplanned approach will lure more residents and make the place more livable from the start.
To reduce dependence of Raipur on hatch work, the government has also proposed the formation of a new tahsil in Narayri Raipur. After it has been established, residents will be able to go about all their revenue-related services locally and will not need to travel to the state capital.
The land identification process has already been completed by the Nava Raipur Atal Nagar Development Authority (NRDA). The area covered by villages Baronda, Ramchandi, Rico, Mandirhasaud, Serikhedi, and Nakti is identified. It has also given the required notifications to the Housing and Environment Department, which is able to move the project forward.
